Braintree, MA Real Estate And Community Resources Guide

The Town of Braintree, which was incorporated in 1640, is a modern Boston suburb with deep historical roots. Braintree has been home to many great Americans including statesman John Hancock; Presidents John Adams and John Quincy Adams; and General Sylvanus Thayer, founder of West Point. As a well-established town of about 35,000 residents, Braintree offers extensive community activities, a thriving business sector and conveniences such as public transportation. This is balanced with several historical sites and plenty of green spaces for outdoor recreation.

Real estate in Braintree is also diverse. The city offers a variety of home choices from colonials of all sizes to small capes and bungalows. There are modern houses, luxury properties, historical homes, and new construction options. Some neighborhoods feature homes with larger yards and a suburban feel while others offer a more urban setting. There are also many condominiums and multi-unit properties available to those who are looking for something outside of the traditional single-family home.

As for what a homebuyer might expect to spend, Braintree’s 2010 mean and median single-family home prices were $358,076 and $339,900 respectively. There are, however, various price categories represented in these figures. Luxury homes in Braintree topped off the town’s highest sale price of $860,000 last year, while the town’s smaller properties saw their lowest sale price at just $123,500. Overall most homebuyers find Braintree’s housing prices quite affordable considering the town offers residents both a convenient location and a high quality of living.

Braintree’s convenient location adds to the reasonability of its housing prices. The town sits just ten miles south of Boston at the junction of routes I-93 and 3. Residents enjoy a twenty-minute commute to Boston and Logan Airport as well as direct routes to points west of Boston. In addition, Braintree residents can make a trip to Cape Cod in just over an hour. Braintree residents also enjoy in-town access to the state’s public transportation system; commuter rail service runs from Braintree to Boston’s South Station, and Red Line subway service brings residents to various destinations in Boston and Cambridge.

The town’s central location has made it a major center of commerce for both the South Shore and the state. Braintree is home to one of the largest regional shopping centers, South Shore Plaza, as well as many active office and industrial parks. Despite its booming business districts, however, the town is dotted with great public recreation amenities such as neighborhood parks and playgrounds, the Blue Hills Reservation trails, Sunset Lake, Smith Beach, and the 18-hole Braintree Municipal Golf Course. These locations collectively bring residents opportunities for a variety of outdoor activities such as hiking, bird watching, cross-country skiing, camping, swimming, and biking.

In addition to public recreation sites, Braintree’s Recreation Department offers a host of activities and programs for all ages. Programs include everything from organized summer playtime and youth sports programs for children to the Sunset Concert Series and adult exercise classes. Aside from recreation, the town’s other departments offer elder and veteran services, outreach programs for low-income residents, and a public library dedicated to enriching its members with computer training course, art classes, movie nights, and other community activities.

Families who reside in Braintree also have both public and private school options. The Braintree public school system consists of six elementary schools, two middle schools and one central high school. In addition, Braintree is home to the well-respected Thayer Academy, a middle and high school founded in 1877 by General Sylvanus Thayer. Archbishop Williams High School, founded in 1949, is also located in Braintree and is a premier Catholic high school. Both schools boast diverse student populations of local, national and international students as well as notable alumni in various fields of study.

Braintree is also dedicated to educating residents and visitors about Braintree and New England history. Its Gilbert Bean Museum hosts history exhibits and permanent artifact galleries, and the museum’s research library holds a large collection of genealogical records and files. Through this location, the Braintree Historical Society offers presentations, hands-on workshops and other informative history-centered programs.

Lastly, homebuyers looking at Braintree properties should rest assured that the town offers a full-time public works department. The town manages snow removal, municipal repairs, and water service; and, it provides for curbside trash, recycling and leaf pickup. In addition, the community has full-time police and fire services.

Extensive municipal services and a convenient location as well as a rich history, lots of green spaces and numerous community activities make Braintree a great choice for many homebuyers who seek both city-conveniences and a friendly residential environment.
